One of the clearest signs of change? Homes are taking longer to sell. Properties that once went into escrow within a few days are now sitting on the market for weeks—and in some cases, even months. This slower pace doesn’t mean there’s anything wrong with the homes themselves; it means buyers are gaining confidence and taking their time.
Inventory Is Up
We’re also seeing a meaningful increase in available homes. In nearly every price range—from entry-level to luxury—buyers have more choices than they’ve had in recent years. And more options mean more flexibility and less urgency, creating a more relaxed (and strategic) buying process.
Buyers Have Room to Negotiate
With homes sitting longer and inventory rising, there’s more room for negotiation than we’ve seen in a while. Buyers are successfully asking for credits, requesting repairs, and even coming in under asking price—especially on homes that have been lingering on the market. This shift creates new opportunities for those who’ve felt priced out or rushed in the past.
